As the main connection between Atlanta and Stone Mountain, the Memorial Drive corridor has ferried travelers from the city to the suburbs since the late 1960s. Economic growth in the area slowed dramatically in the late 1980s. The suburban environment with large setbacks, surface parking lots, and strip shopping saw practically no new commercial development for 30 years.
In 2019 DeKalb County published the Memorial Drive Revitalization Corridor Plan formulating a vision for the corridor that favors human scaled neighborhoods, walkability, and a mix of different land use and activities.
Today the transformation of Memorial Drive is well underway with the following projects:
Located just off the BeltLine, this dairy cooperative was a hub of commercial activity on Memorial Drive for 60 years. In addition to unique office space and apartments, the redeveloped site includes a curated mix of specialty shopping, dining, and entertainment venues connected by greenspace. The mixed-use project is now home to Decatur-based brewery Three Taverns Imaginarium, boozy diner concept Wonderkid, coffeehouse Cold Brew Bar, and Young Blood boutique, and music-venue The Eastern
Demolition of the Stein Steel plant, a long-standing relic of Reynoldstown’s industrial past, has made way for the Eastside Trail’s largest residential development project to date. Three distinct districts are planned for the “beachfront” property with 900 feet of frontage along the BeltLine. The development will pay homage to the former steel plant by borrowing its name and incorporating pieces of the industrial facility throughout the new community.
Named in honor of Madison Reynolds, the businessman after whom Reynoldstown was named, this 17-acre development features 550 apartments and townhomes, 80,000 square feet of office space, and 160,000 square feet of retail space. A Publix supermarket and an AMC movie theatre anchor the project.
This site at the northeast corner of Memorial and Chester will house 116 affordable units with direct access to the Eastside Trail extension. The property is within walking distance of the retail shops and services at Madison Yards.
